Six Rules That Matter

Higher Value Wins

BSD and ABSD are computed on the higher of the purchase price or market value.

BSD Is Progressive

Residential BSD uses progressive marginal rates from 1% through 6% depending on value.

ABSD Is Buyer-Specific

Citizenship or residency status and the number of Singapore residential properties already owned determine the applicable rate.

Property Count Matters

For Singapore citizens and permanent residents, ABSD generally increases when additional residential properties are acquired.

Nationality Matters

Foreign buyers and certain entities may face materially different ABSD rates. Treaty treatment should be checked where applicable.

Rules Can Change
