Six Metrics That Matter

Gross Rental Yield

Annual headline rent divided by purchase price. Useful for screening, but ignores vacancy and costs.

Net Rental Yield

Net operating income after vacancy and property expenses, before financing.

Monthly Cash Flow

What remains after operating expenses and the mortgage payment.

Cash-on-Cash Return

Annual pre-tax cash flow divided by the cash you actually invested.

DSCR

Net operating income divided by annual debt service. Below 1.0× means rent does not fully cover financing.

Cash-Flow Break-Even Rent

The approximate monthly rent needed for collected income to cover property expenses and mortgage payments.

Read the Result Like an Investor

1. Separate yield from leverage

A property with weak net yield does not become a better property merely because financing increases cash-on-cash returns.

2. Include realistic vacancy

Do not underwrite twelve perfect rental months every year unless the evidence genuinely supports it.

3. Test the exit separately

Rental cash flow tells you whether you can hold the property. The next calculator asks what selling price is required to make the investment worthwhile.
