Lucerne Grand: Doorstep MRT Is Rare — But How Much Should Buyers Pay for It?
Lucerne Grand has a powerful everyday advantage: it is directly linked to Lakeside MRT, with shops and a supermarket planned below the homes. The investment question is simpler than the marketing story: will the launch price still leave enough room for a future buyer to pay us more?

A strong project is not automatically a strong investment.
CDL has secured a genuinely attractive site beside Lakeside MRT. But it also paid S$608 million for the land — about S$1,132 psf ppr — and its bid was roughly 10.4% above the second-highest tender. The MRT advantage is real; the question is whether buyers will be asked to pay too much for an advantage the developer has already paid for.

2. Why This Project Deserves Attention
What We Like
Doorstep MRT: direct linkage to Lakeside MRT is a practical advantage that future buyers and tenants can understand immediately.
Everyday retail: the mixed-use format adds convenience without requiring residents to travel to Jurong East for every basic need.
Large established neighbourhood: Jurong West already has schools, shops, HDB estates and a deep resident base. Lucerne is not relying on a completely new town being created from scratch.
Jurong Lake Gardens: the completed 90-hectare national garden gives the area a real lifestyle asset today, not merely a future promise.
What We Need to Watch
The land was not cheap: CDL's winning bid was the highest of six and materially above the runner-up.
Nearby new homes cost less: recent transaction evidence at Sora and The LakeGarden Residences gives buyers lower-priced alternatives.
Future supply will continue: Jurong Lake District is still being built out, so future projects can compete with Lucerne when owners eventually sell.
The MRT premium can be overpaid for: convenience is valuable, but there is still a price at which a good location becomes a poor investment.
3. Understanding the Land Cost
URA awarded the Lakeside Drive site to CDL Polaris Properties and CDL Polaris Commercial in June 2025 for S$608 million. The land rate works out to about S$1,132 psf ppr.
There were six bids. The second-highest offer was S$550.56 million, so CDL paid about 10.4% more than the runner-up. The lowest bid was S$488.20 million.

Lucerne Grand deserves some premium over Sora and The LakeGarden Residences because its MRT relationship is materially better. But J'den shows that D22 buyers already have a high-quality mixed-use benchmark. The premium must therefore be earned, not assumed.
5. Location and Transport: What Exists Today vs What Is Still Coming
Exists today: Lakeside MRT on the East-West Line, mature Jurong West amenities and the completed 90-hectare Jurong Lake Gardens. These are benefits a buyer can use immediately.
Still developing: URA continues to build Jurong Lake District as Singapore's largest mixed-use business district outside the city centre. New offices, homes, retail, entertainment and transport infrastructure are planned progressively over many years.
6. Schools and Everyday Amenities
Pre-launch material commonly places Rulang Primary and Shuqun Primary within 1 km of the project. This can matter economically because primary-school proximity can widen family demand, but the exact Home-School Distance category should be verified against the official MOE/OneMap address-based tool once the project's final address is available.
The first-storey commercial component is also important. A supermarket and F&B below the homes would make the project easier to live in, while Jurong Point and the Jurong East retail cluster provide larger shopping options nearby.
For investors, schools and shops matter because they make the project useful to ordinary families. Useful homes usually have a broader future buyer pool than homes that rely mainly on an investment story.
7. How Many Homes Will Compete With Us?
Lucerne Grand itself has 570 homes. Nearby buyers can also compare it with Sora, The LakeGarden Residences, J'den and older Lakeside condominiums. More importantly, Jurong Lake District is a long-term growth area where additional residential and mixed-use supply will continue to emerge.
That creates a two-sided investment story: more development can improve the district, but it also gives future buyers more alternatives. When we sell, our unit must compete on price, layout, total purchase price and convenience — not simply on the words “Jurong Lake District”.
8. Who Is Likely to Buy Here Later?
The most realistic future buyers are west-side HDB upgraders, families already living in Jurong, MRT-dependent owner-occupiers, school-conscious households and some investors attracted by transport convenience.
The strongest resale story is therefore not “someone will pay more because JLD transformed”. It is: a normal family can understand the convenience, likes the unit and can still afford the total price.
9. What Could Go Wrong?
1. The launch price already includes too much of the MRT premium. A rare location can still be a poor buy at the wrong price.
2. Buyers pay today for future JLD benefits that take longer to arrive.
3. Future launches give resale buyers newer alternatives.
4. Small units are pushed to a very high PSF. A lower total price can make an expensive PSF look more comfortable than it really is.
5. Larger units cross an affordability ceiling. Even a good family unit becomes harder to resell if its total price moves beyond what the natural upgrader buyer can finance.
10. Who Lucerne Grand Suits Best
Best suited to: buyers who genuinely value daily MRT use, west-side families, long-term owner-occupiers, HDB upgraders and investors who remain disciplined on entry price.
Less suitable for: buyers chasing the cheapest PSF in District 22, buyers relying mainly on future transformation, or anyone prepared to pay almost any premium simply because the project is linked to an MRT station.
11. Our Public Conclusion
Lucerne Grand is easy to like. Doorstep MRT access, everyday retail and the Jurong Lake setting are durable advantages. The project deserves serious attention.
But the land tender tells us that CDL also recognised those advantages and paid aggressively for them. Until the official price list is released, we cannot know how much of the project's future upside is being left for the buyer.
