ASKANNALEE · DECISION GUIDE

How Much New Launch Premium Is Too Much in Singapore?

A new launch can deserve a higher price than nearby resale condos. The real question is not whether a premium exists, but whether the extra amount you are paying can be defended by genuine advantages—and whether your eventual exit price remains realistic for the next buyer.

AskAnnaLee Principle
A premium is not automatically a problem. An unexplained premium is. Compare the new launch with realistic resale alternatives, convert the difference into actual dollars, then work backwards from the exit price a future buyer would need to support.
How much new launch premium is too much in Singapore — Premium Paid Today to Required Future Exit to Future Buyer

Do not ask only, “How many percent more?” Ask what the additional dollars are buying—and what must happen before you sell.

Quick Answer

There is no universal percentage at which a Singapore new-launch premium becomes “too much”. The premium has to be judged against a credible resale alternative and the economic value of the differences.

1 · COMPARE
Choose resale alternatives a real buyer would genuinely consider.
2 · QUANTIFY
Measure both the PSF premium and the actual dollar premium.
3 · EXIT
Work backwards from the required selling price and future buyer.

The AskAnnaLee question: What exactly are you receiving for the extra dollars—and what must happen before you can exit successfully?

The Premium In Real Dollars

The premium becomes easier to understand when it is expressed in dollars rather than percentages alone.

What Is a New Launch Premium?

A new-launch premium is the additional price a buyer pays relative to a reasonable resale alternative. The simplest comparison is the difference in price per square foot, but that is only the starting point.

Suppose a new launch costs $2.20 million while a reasonably comparable resale alternative costs $1.85 million. The buyer is not merely paying a percentage premium. The buyer is committing an additional $350,000.

The useful question is therefore: what does that extra $350,000 buy?

Do not compare a new launch with “the district average”.
A useful comparable should be reasonably similar in location, tenure, age, unit size, bedroom type and likely buyer profile. Where exact matches do not exist, disclose the differences instead of hiding them behind one PSF number.

1. Start With the Right Resale Comparison

URA provides transaction information for private residential properties, developer sales and projects in the pipeline. These are useful starting points for evidence, but the quality of the conclusion still depends on choosing sensible comparables.

Prefer alternatives that are reasonably similar in location, tenure, age, unit size, bedroom type and likely buyer profile. Exact matches are rare, so disclose important differences instead of hiding them behind a single PSF number.

From Headline Psf To A Fair Comparison

A fair comparison moves from headline PSF to comparable resale value, then adjusts important differences before calculating the actual dollar premium.

2. Calculate the Premium in PSF—and in Dollars

PSF helps normalise prices for size. But buyers do not finance a percentage; they finance a purchase price.

ILLUSTRATIVE COMPARISON

New launch
$2.20 million

Comparable resale
$1.85 million

PREMIUM TO EXPLAIN

$350,000

The useful question is not merely the percentage. What does the extra $350,000 actually buy?

If the new launch is genuinely better, part of the difference may be defensible. Separate advantages with economic value—such as age, condition, tenure, layout, location or payment timing—from sales features that merely sound attractive.

3. Work Backwards From the Exit

A premium paid today becomes part of the economics you carry into the future. Your eventual selling price may need to absorb the original premium together with the acquisition, financing, holding and selling costs relevant to your situation.

Current Singapore cost checks to remember

  • Buyer’s Stamp Duty is computed on the purchase price or market value, whichever is higher.
  • Additional Buyer’s Stamp Duty may apply depending on the buyer’s profile and property count.
  • For residential property bought on or after 4 July 2025, Seller’s Stamp Duty can apply if it is sold within four years.
  • If CPF was used, sale proceeds may need to refund CPF principal used plus accrued interest under CPF rules.

CPF accrued interest should not automatically be described as an investment loss. The important distinction is that cash proceeds and economic profit are not the same thing.

Once you estimate the required selling price, ask the harder question: who can realistically buy from you at that price?

ASKANNALEE NEW LAUNCH PREMIUM TEST

8 Checks Before You Decide the Premium Is Defensible

Use these checks as a decision framework. They are not a mechanical scoring system and they do not imply that every difference can be reduced to one precise adjustment.

01

Comparable Resale Test

Are you comparing the new launch with properties a real buyer would genuinely consider as alternatives?

02

PSF Premium Test

How much higher is the new launch on a reasonably comparable PSF basis?

03

Dollar Premium Test

How many actual dollars are you paying above the resale alternative?

04

Benefit Test

What meaningful advantages—such as age, condition, tenure, layout or payment timing—are you receiving for that extra amount?

05

Total Quantum Test

Does the resulting purchase price remain accessible to the likely buyer pool for this unit type and location?

06

Required Exit Test

What selling price would you eventually need after considering the relevant acquisition, financing and selling costs?

07

Future Competition Test

What new launches, resale condos or other housing choices could compete with your unit when you eventually sell?

08

Future Buyer Test

Who is the likely next buyer, and can that buyer realistically support the required future quantum?

How to Interpret the Premium Test

Do not add up the eight checks to manufacture a “score”. Their purpose is to reveal where the premium is supported by evidence and where the purchase depends on optimistic future assumptions.

RESULT 01

Premium Looks Defensible

Comparable evidence, genuine advantages, total quantum and exit economics provide a coherent reason for paying more.

RESULT 02

Premium Needs More Evidence

There may be valid reasons for the higher price, but the comparison does not yet support a confident conclusion.

RESULT 03

Margin of Safety Is Thin

The premium may be explainable, but the required exit leaves limited room for slower appreciation, stronger competition or weaker affordability.

RESULT 04

Premium Is Difficult to Defend

The additional price appears to rely heavily on optimistic future assumptions rather than evidence available today.

PUT THE FRAMEWORK TO WORK

Test the Entry Price—Then Stress-Test the Exit

Start by estimating whether the asking price is defensible against realistic alternatives. Then calculate the selling price you may eventually need and test whether a future buyer can support it.
