PSF vs Quantum: Which Matters More for Condo Buyers?

Price per square foot (PSF) and total quantum answer different questions. PSF helps you compare relative pricing. Quantum tells you the total dollars you must fund—and therefore how accessible the property may be to you and the next buyer.

The better buying decision is not to choose one metric. It is to use both together, on a like-for-like basis, before deciding whether the price is sensible.

AskAnnaLee Principle

Use PSF to compare value. Use quantum to test affordability and buyer depth. A property can look attractive on one measure and difficult on the other.

PSF tells you how the market is pricing each square foot. Quantum tells you the size of the cheque. A sound purchase decision needs both.

Quick Answer

PSF is more useful for comparing relative pricing; quantum is more useful for testing affordability and the likely buyer pool.

A lower PSF does not automatically mean better value if the unit is much larger and therefore costs substantially more in total. Likewise, a compact unit can command a higher PSF yet remain accessible because its total quantum is lower.

Compare like-for-like PSF first. Then test whether the total quantum remains financially sensible for you—and realistic for a future buyer.

PSF times unit size equals total condo purchase quantum

Two perspectives, one decision: PSF helps you compare; quantum helps you plan.

WHY THIS MATTERS

PSF and Quantum Can Point in Different Directions

Singapore condo buyers often focus on headline PSF because it is easy to compare. But a lower PSF can come from a larger unit, an older project, a different tenure, a weaker location or a less efficient layout. The total quantum may still be substantially higher.

Conversely, a smaller unit may carry a higher PSF but require less total capital. The correct question is therefore not “Which metric is better?” It is “What does each metric tell me about this specific purchase?”

AskAnnaLee takeaway

Never compare PSF without context, and never judge affordability without quantum. The two metrics should confirm each other rather than compete with each other.

Use PSF for Like-for-Like Comparison

PSF is most useful when the properties being compared are genuinely similar. Compare the same or nearby location, similar tenure and age, comparable project quality, similar unit type and size, and meaningful floor or facing differences.

URA publishes private residential transaction data that can be used to examine actual transacted prices and price per unit area. Start with transactions rather than asking prices. Then ask whether differences between units reasonably explain the PSF gap.

PSF versus total quantum and affordability

PSF becomes meaningful only after you control for the differences that buyers actually pay for.

Use Quantum to Test Affordability and Buyer Depth

Quantum is the total purchase price. It determines the cash, CPF and financing required to complete the purchase, and it influences how many future buyers may realistically be able to afford the unit.

For example, two units can transact at the same PSF but have very different total prices because one is substantially larger. The larger home may offer more space, but its higher quantum can narrow the future buyer pool.

CPF usage also depends on factors including property valuation, remaining lease, property type and loan type. Do not assume that every dollar of the purchase can simply be funded from CPF.

Then Work Backwards From the Exit

Your entry quantum influences the future selling price you may eventually need. A property can look reasonable on today's PSF yet still require an ambitious future quantum after purchase costs, financing costs, holding costs and selling costs are considered.

Ask who is likely to buy the unit from you, what alternatives they may have, and whether your required exit price remains within reach of that buyer pool.

Entry price, affordability and future exit are connected. The cheapest-looking PSF is not automatically the safest purchase.

ASKANNALEE PSF & QUANTUM TEST

8 Checks Before PSF and Quantum Support the Same Decision

Use all eight checks together. PSF should tell you whether the unit is sensibly priced against comparable property, while quantum should tell you whether the total commitment is financeable and remains accessible to a realistic future buyer pool.

TEST 1 · LIKE-FOR-LIKE LOCATION

Are the PSF comparisons drawn from genuinely similar locations and micro-markets rather than superficially nearby projects?

TEST 2 · PROJECT QUALITY

Do differences in project quality, facilities, positioning and buyer appeal reasonably explain the PSF gap?

TEST 3 · UNIT TYPE & SIZE

Are you comparing similar bedroom types, floor areas and layout efficiency so that size effects do not distort the PSF comparison?

TEST 4 · TENURE & AGE

Do tenure, remaining lease and project age reasonably explain part of the difference in PSF or total price?

TEST 5 · TOTAL QUANTUM

After the PSF comparison, is the actual purchase price manageable once cash, CPF and financing requirements are considered?

TEST 6 · FUTURE BUYER POOL

At the future selling price you may require, would the total quantum remain accessible to enough realistic buyers?

TEST 7 · ALL-IN COST

Have you included applicable duties, financing, legal and ownership costs rather than judging the opportunity only from headline PSF or purchase price?

TEST 8 · MARGIN OF SAFETY

After testing both relative value and total quantum, does the entry price still leave room for imperfect market conditions and a realistic exit?

INTERPRETING THE RESULT

How to Read the Result

PSF and Quantum Both Look Defensible

Comparable transaction evidence supports the relative PSF, while the total quantum fits your finances and a realistic future buyer pool.

PSF Looks Attractive, Quantum Is the Constraint

The relative price may compare well, but the total commitment is high enough to narrow affordability or the future buyer pool.

Quantum Is Manageable, PSF Needs Evidence

The total price may be accessible, but the higher PSF still needs credible evidence from comparable transactions, project quality or unit attributes.

Neither Metric Gives Enough Margin

The PSF is difficult to defend and the total quantum stretches affordability or future buyer depth, leaving limited margin for error.

PUT THE FRAMEWORK TO WORK

Compare the PSF — Then Test the Total Quantum

Use comparable evidence to decide whether the PSF is defensible, then test whether the total purchase price works for your finances and the buyer pool you may eventually need.

Sources & Verification

Use official Singapore sources for current market evidence and housing rules. URA private-residential transaction data provides actual transacted prices and price per unit area for comparison. CPF Board guidance explains the use of CPF savings for housing. Financing and property rules can change, so verify current requirements before committing to a purchase.

Method note: PSF is most useful for like-for-like relative-value comparison. Quantum is the total price that must actually be funded and later supported by a future buyer. AskAnnaLee therefore uses the two measures together rather than treating either one as a standalone verdict.
