Singapore Property
Investment Backtests
Would our investment framework have worked before the outcome was known?
We reconstruct earlier Singapore condominium launches using evidence that
could reasonably have been available around launch, freeze the decision,
and compare it with what happened later.
What price would we have accepted?
What could have gone wrong?
Would the model have bought?
What actually happened later?
These are retrospective analyses. They do not claim that AskAnnaLee actually published these recommendations at the original launch. Later market outcomes are used only to test and improve the framework; they cannot be used to change the original reconstructed decision after the fact.n
Past Projects. Frozen Rules. Observable Outcomes.
Each project is tested using a consistent investment framework so we can separate genuine decision quality from hindsight. New historical studies appear here automatically when they are assigned to the Back Test category.

Reconstruct → Apply → Freeze → Compare
Reconstruct the Launch
Use information that could reasonably have been known around the original launch period.
Apply the Framework
Test price, comparable value, land economics, buyer affordability, supply and exit risk.
Freeze the Decision
Record the reconstructed investment view before considering later market outcomes.
Compare the Outcome
Review subsequent transactions and identify what the methodology got right, rejected or missed.
A Backtest Can Pass — Or Teach Us Something
The frozen entry rule was broadly supported by the later market outcome. This does not mean future projects will behave the same way.
The framework rejected a price that subsequently appreciated. That is still valuable evidence about how conservative the model is.
Where the outcome exposes a blind spot, document it and use the lesson to improve future underwriting rather than hide the miss.

Backtests are the evidence history. Current New Launch Analysis applies the same price discipline before the outcome is known.
